PANORAMIC BUILDING PERFORMANCE SOLUTIONS ENTERS NEW CONSTRUCTION MARKET …

In an unanticipated move by Panoramic ownership, Panoramic Building Performance Solutions enters the new construction market with a high performance commercial building to be located at 2122 Manatee Avenue East, Bradenton, FL. In today’s financial climate of cutbacks and diminishing returns, news of business expansion creating the need for construction of a new building is unheard of. However, a tenant’s growth projections and an owner’s passion for the “Green” movement have come together to develop a property, that could be the first LEED certified commercial building in the City of Bradenton. Even though the public’s focus on the green movement has faded somewhat in light of the current state of our economy, Pearson says “Before the rain comes, we must still plant the seeds”.

Panoramic’s owner Larry Pearson, was requested by an existing tenant to help with his need for more space. The tenant, Darren Dixon, owner of Totally Cool Air Conditioning, informed Pearson that even by conservative projections, his company could outgrow his current facility before Pearson could complete a new, larger building by December 31, 2010. Dixon’s current lease is not due to expire for another 3 years. Time is of the essence!

THE FIRST LEED CERTIFIED PROJECT IN THE CITY OF BRADENTON … Why? Who Cares?

Most people would agree that it’s up to each of us to become more “socially responsible”, and to do our part in our country’s economic and environmental recovery. Pearson’s project will do exactly that. It will provide economic stimulus on a local level where it is most needed, help environmental conservation efforts by building sustainably, thoughtfully help lower dependence on foreign oil while enhancing our community, just to name a few.

Regardless of anything, including politics, most of us agree “Going Green” is the right thing to do.

Although there has been much positive discussion about the Green movement, not everyone agrees on what the actual value is. Cash or otherwise. Pearson believes that even though there is extra cost to build a LEED certified building, his previous experience in providing healthy Indoor Air Quality services has demonstrated it is a justifiable expense. His company, Panoramic Building Performance Solutions has been providing “Green” building services, long before the notion was popular. A fact that makes Panoramic and the Green movement not only a match but timely. Pearson commented; “It’s in the news almost everyday, promoted by our government and recognized by the public as a good thing”.

According to Pearson, the value in building Green is significant, even by conservative estimates. Measurable savings are many. LEED looks at savings not only in terms of cash, but environmental as well. This broader vision of the construction industry includes these savings over the buildings entire “life cycle”. Whereas a typical project will focus on it’s initial cost only, with little regard to the environment or the sustainability of the property itself.

There is real “life cycle” value in areas such as employee health and productivity, energy and water savings, lower building maintenance and operation costs, increased market value over time and longer life expectancy of the building itself.

As the Green Movement matures, other benefits from being a LEED-ER will remain to be seen.
One thing is for sure, Pearson will be there to capitalize.

AIR CONDITIONING CONTRACTORS OCCUPY THE BIGGEST SLICE OF THE LEED IEQ PIE …

IEQ … or Indoor Environmental Quality, addresses things like building materials, natural light and functional design. Indoor Air Quality is a key component of IEQ, which is primarily provided by the HVAC contractor. Of the 80 points available for LEED certification 34 of the points are directly related to HVAC and 16 , indirectly. The LEED performance requirements refers to Indoor Environmental Quality (IEQ) which is the entire indoor environment, not just indoor air quality.

Pearson’s vision of the construction industry, HVAC contracting in particular, has always included Indoor Air Quality since 1994 when he first joined the National Air Duct Cleaners Association. He always felt that the air conditioning contractors should be the ones responsible for the air quality.

LEED has now brought awareness and even greater acceptance to the Indoor Air Quality (IAQ) industry. It has been an easy and natural transition for Panoramic to adopt the entire Indoor Environmental (IEQ) component of LEED, not just focusing on indoor air quality. Not by design, but by fate Pearson and Panoramic have positioned themselves to serve not only its clients but the environment and our country as well.
